NorthernLAND Construction, one of the leading construction companies in North Cyprus, has been continuing with its projects and has also announced new ones. Chairman of the Board, Koral Bozkurt shared his thoughts and ideas on the company’s future.
- Firstly, there have been important developments regarding the vaccine which will reduce the impact of the pandemic on the economy. What are your expectations for this new period?
Economic difficulties around the world caused by the pandemic, have also negatively affected many sectors on the island. With developing vaccination research, these sectors have accelerated their efforts to adapt to the new world. The vaccine will give rise to the freedom of travel which will then create a new trend in the World. South Cyprus has started to take reservations for future dates in the tourism, education and construction sectors. We must do the same. Similar decisions to those made worldwide in order to boost the economy must be planned and implemented as soon as possible. I think we can use the development of vaccines and excellent handling of the pandemic crisis to our advantage in terms of investors.
- In regard to your company, how was 2020? What do you have planned for 2021?
Of course, 2020 did not develop in accordance with our expectations. The pandemic was a surprise for the whole World. At first, everyone felt the need to protect themselves and the question “what is going to happen, are the worst days yet to come?” was on everyone’s mind. However, during the pandemic we chose to work from home and continued meetings through conference calls because we felt that a negative perspective would be bad for the company. Therefore, by increasing our investments we created a sustainable working environment. We analysed our financial possibilities and decided to continue with all our investments in 2020. We will be starting new projects in 2021.
NorthernLAND is one of the most developed construction companies in the field of marketing and especially digital marketing on the island. In addition to selling the most houses to investors from other countries in 2021, the company has increased its efforts towards investments in the Kyrenia area which followed those in the Famagusta and Iskele areas. The island’s largest housing Project, Grand Sapphire Resort & Residences, is progressing as planned. Despite the negative effects of the pandemic, last week the project gained momentum with the concrete pouring of 7 thousand m3 which lasted for 48 hours. Our work plan to turn the negative situation we are in into an advantage for our company and our country is ready. We will overcome this troublesome time by working hard.
We have announced our new Project Emerald Villas which is located in the Yenibogazici area. We will be beginning our private luxury villa Project in 2021. There will also be an apartment project in the grounds of EMU with high rental return.
- Before the pandemic you had a wide network around the World. You were marketing in 38 countries. Has the way you work changed during the pandemic?
During the pandemic we had the opportunity to analyse our strategies. At present tourists and foreign investors are not able to come to the island so we thought of ways to make up the difference. By making serious breakthroughs in our marketing department, we began running our advertisement campaigns abroad on digital platforms. As the World closed down, we followed a more assertive approach in terms of investment and marketing. There was an expected decrease in sales but, if we had stopped working, we wouldn’t have made any sales. Now we have a good trend going. We determined our strategy by predicting life would go back to normal in the second half of 2021. We think the effect of the pandemic will decrease by June and flights will resume bringing foreign investors to the island.
- We would like to know more about your new investment. Why did you choose the area of Kyrenia? NorthernLAND will be building it’s first project outside the Famagusta-Iskele area, won’t it?
Yes, we are stepping outside our comfort zone for the first time but we have been considering this option for a long time. Let’s say this crisis has encouraged us to develop. By considering the situation we are in today, we felt detached homes would gain the interest of investors therefore as a result we are now building a private luxury villa project on a beautiful piece of land in Kyrenia. Frankly speaking, we want to experience Kyrenia and evaluate the market. We will continue with our investments if we get efficient results. We will also be announcing details about our project soon.
- All of these plans show that you have great hope for the future. Did we understand correctly?
As NorthernLAND we always have to think of related sub-sector companies while making decisions about our next investments. If we had not continued with investments, sub-sector companies would have also been in a difficult situation. Since it will take a long time to recover, we decided to continue with our plans and support sub-sector companies. Yes, we are hopeful for the future. I believe the pandemic crisis was handled quite well. We would like to thank our medical professionals for all their hard work during the crisis. It was a crisis unknown to the whole world. In general, we managed to continue with our lives without having to take serious precautions and we have come to where we are today with the effective success of the required precautions taken. We are currently using this success in our own advertisement campaigns. We are living on an island. In other words, by closing the borders we overcame the pandemic in a short time and became a safe country. In the days to come, people who believe in a better quality of life, freedom and health will begin to make more investments on the island.
- Have your digital advertisements gained the attention of the public? Which of your projects are you marketing and which projects are for sale?
Currently there is a high interest in our country and in our projects over social media and other digital platforms. Most comment “we wish we were there”. After all, the freedom on the island and its warm climate attracts the attention of many foreign investors.
The Construction and sales of Grand Sapphire Resort & Residences and Emerald Villas continues. Also, sales of Northern Park located in Famagusta and NorthernLAND Premier are continuing and completed residences have been delivered on time. These four projects have seen interest from different groups. The diversity of projects we have appeals to a very wide audience.
