    Quantum Realty’s New Project in Lapta

    We recently had an interview with Quantum Realty Director, Dilara Aka, and were informed that the company is the sole agency for Deniz Park Villas project in Lapta. Dilara Aka talked about Quantum Realty’s principles and the services it provides for its clients. (Watch the Video)

    • I would like to start with the project you are the sole agency for. Can you tell us about this project? What makes it special?

    Located to the west of Kyrenia in Lapta, this project consists of 19 luxury villas sitting on the slope of the mountain. The spectacular sea views and the surrounding nature make this project very special. Each villa sits on land ranging between 800 and 1,000 square metres, offering a luxurious lifestyle with a living space of 270 square metres, 4 bedrooms, a large terrace, private pool and garden. The villas have a very practical floor plan with a living room, kitchen and two bedrooms on the ground floor and two other bedrooms and a large terrace on the top floor.

    With the advantage of elevation differences, all the villas offer panoramic sea views and the sides not looking over the sea have spectacular mountain views. The views are available to every villa as the area is on the slopes of the Beşparmak Mountains. When you make an investment in this area, it comes together with a life filled with nature. It also has the enormous benefit of the sweet mountain breeze, even during the summer months, and this has had a positive effect on sales.

    A show house has been prepared for the project and we invite everyone who may be interested to come and see it on site.

    • The area where the project is located is also very valuable. Can you tell us a bit about Lapta and the advantages of the area? What is your opinion on the beautiful surroundings?

    The area of Lapta is where the old Lambousa kingdom used to reside. The name Lambousa means ‘the sun that never sets or ‘shining’. According to history, people from Lambousa used to live around Mare Monte but when the Arabs invaded, the people fled to the village of Lapta. The village was then famous for its figs, citrus fruits and pomegranate trees. The pre-74 population of the area was mainly Greek Cypriots, therefore Turkish investments only really started with the Celebrity Hotel in 1974 and over the years, as the number of hotels increased, the area became popular enough to be known as the perfect hotel location.

    Property investments, which are the largest income resource today, actually began in this area. Foreigners who come on holiday to these hotels, were amazed by the area and the island in general and they decided to buy property. According to records, the first real estate sales to foreigners started here. Lapta is also historically significant because it played an important part in the start of holiday home sales, which is now widely seen in many parts of the island today. Lapta is still one of the most preferred areas.

    One of the advantages of living in Lapta is that you are not in the city centre, yet you are close enough to it. Buyers who are tired of living in a crowded city tend to prefer this area. Its other advantages are being close to walking paths set in natural settings, unique beaches and walking or jogging paths which run for kilometres by the shore. North Cyprus’s famous fish and meat restaurants and many supermarkets are also within a short walk or driving distance.

     

    • In general, what type of property are your potential clients interested in?

    As everyone knows, during the pandemic we had to spend quite a lot of time at home. Therefore, there is a high demand for villas with gardens, terraces and private pools. Most of the demands made to Quantum Realty over the last couple of years have been for villas and property with gardens. There are many requests from Turkey, because people want to move from Turkey to North Cyprus. When we compare property prices with the market in Turkey, prices here are much more affordable, so people want to buy houses here. They also consider property here as an investment because long term renting at GBP prices is appealing to them.

    • Another important issue is the economic aspect of buying a house. What are the conditions for buying a house in North Cyprus if the price is over a client’s budget?

    Another option offered in North Cyprus, besides taking a bank loan, is paying directly to the contracting company every month. Some contractors can offer this option. Buyers can become homeowners by paying the company as if they were paying rent, interest free. This option appeals to buyers. An affordable payment plan is created after a certain down payment is made. Every company isn’t able to offer this option so they organise campaigns with local banks which give loans to foreign investors on favourable terms.

    • As Quantum Realty, what kind of services do you offer customers during the sales and investment processes?

    We inform buyers of payment plans offered by companies or the strategies of getting loans when they decide to make a property investment with us. We also offer consultancy services to provide the most favourable conditions for both parties. We ensure our investors are given the most affordable payment plan from the banks we work with. We also inform them of the payment plans offered by contractor companies that we work with and trust.

    We believe it is important to get to know the client. We wouldn’t want them to buy a property they don’t need or take on a loan they won’t be able to afford. Of course, our job is essentially buying and selling property but we prefer to maintain a good relationship with our clients. As part of our job, we have to consider both parties during a sale.

    • Lastly, can you tell us about Quantum Realty’s plans, overseas offices and future goals?

    In last year’s interview, I said, “We are going to colour the island in purple”. Since that day, Quantum Realty has grown and like I said, “We have coloured the island purple”. You can see our purple advertisements all around the island. We have become a well-known brand. We have set ourselves new goals. We want to end this year by achieving the goals we have set. After our Istanbul and London offices, I am proud to announce that we are now providing our full services at our Famagusta office.
