    Interview with Buğra Döveç

    “In the near future Ötüken will be recognized as an elite area with elite residents!”

    We met with Buğra Döveç, Döveç Group Board Member,  to get detailed information about La Isla Villas, the new project of Döveç Construction, one of the leading companies in North Cyprus who won the Best Construction Company Award at Propertync Awards 2019.

     

    • We would like to start by asking about your role in Döveç Group, which is a family company and has been operating in various sectors in North Cyprus for many years. What are your areas of responsibility within the company?
    I am a Board Member of Döveç Group, the Sales and Marketing Manager at Döveç Construction, and I am the Founding Director of Döveç Fitness and Auto Trend. Döveç Fitness, included under Döveç Group of Companies to address the interest in indoor sports in Cyprus, currently has two branches: One is at the Eastern Mediterranean University campus and the other at Golden Residence, the first project of the Sakarya Trilogy. The other organization I am managing, Auto Trend,  emerged from my interest in cars and is now one of the leading companies in the luxury car market segment on the island. Auto Trend, the face of Döveç Group in the automotive sector, showed a rapid commercial growth in a short period of time and its new branch started operating in İskele Long Beach.


     

    • Let's circle back to construction and focus on your work within the Sales and Marketing Department. How are Döveç Construction projects created?
    Before developing its projects, Döveç Construction performs analysis on the target market and strives toward creating projects in line with the demand. During the development phase, we pay the most attention  to unique architecture and appearance compared to the structures in the surrounding area. All the projects we develop have a theme and a backstory. I can say that we are creating world-class living spaces in line with the chosen concepts.

     

    • In fact, we can see this meticulous and unique design in your new project La Isla Villas. Can you tell us a little about this project?
    La Isla Villas is located at the very advantageous location of Ötüken. İskele. The project is built on a large land and has a horizontal architecture. The feature of the Ötüken area is that it is far from high rise buildings and is very close to the forest and the beaches. The residents of this area live within the beauty of nature. In addition, Ötüken is 3 minutes' drive from Near East College, one of the top colleges on the island, and 10 minutes' drive from Famagusta and Iskele city centers.

     
    In addition to its location, this project differs from other similar projects with its amenities and social activities. In this project with 211 units in total, there are 5 types: 2 and 3 bedroom apartments, and 3, 4 and 5 bedroom villas. When we were deciding on the unit types, one of the things we carefully considered was to  ensure a certain socioeconomic level among the residents. Moreover, in villa projects, social areas are typically not given much importance, however one of the most important features of La Isla Villas is its social areas: Botanical garden, walking and cycling paths, pet park, kids club, playground, restaurant, sauna, spa, terrace bar and will offer many socializing  areas such as basketball, and tennis courts and football field located in the youth center. With all these features, La Isla Villas is a project that raises the standards in the region and even on the island, and has a unique appearance with its architecture.
    In addition to these social activities, commercial enterprises will be located at the entrance of the site. These will serve for purposes most needed by the residents of the site and the area, such as pharmacies and markets.

     
    The Botanical Park area will house endemic plants unique to Cyprus and will only be used by the residents of the site. At the same time, in this area where hobby gardening can be done, organic vegetable and fruit cultivation will be educational for children.
    Youth Center: Again, only the residents of the site will benefit from this area, which includes a football field, basketball and tennis courts, and the distance between the living spaces and the youth center is far enough that any noise from the playground will not disturb the residents.
    All the social areas can be used free of charge by the residents of the site, and for a fee by the residents of the area. In addition, various projects will be planned  in cooperation with the government in regards to the scope of employment that will emerge due to La Isla Villas' contribution to the region, same as in all regions where Döveç Group works.

     

    • You mentioned the advantages of the location. We are aware that Ötüken is a region open to development. How do you envision the future? What kind of place will Ötüken be?
    Yes, one of the  biggest advantages of La Isla Villas is its location, and more importantly, in the future, this will be an elite area where families above a certain standard will reside. When we look at other projects that have been developed in this region in general, we can foresee that it will be an elite neighborhood consisting of villa sites. With this foresight, we planned our project with high standards which can meet all the needs of the homeowners. La Isla Villas will also be a prominent project in this area, which will become popular in the near future.

     

    • In the light of what you have said, can we assume that the prices are also high?
    In fact, the prices are not high, but the quality of the construction must be taken into consideration when deciding  whether the prices of a project are high or not. Things that determine the quality of construction such as wall coverings and insulation, Döveç Construction`s standards and globally increasing construction material prices also come into play in determining project prices. Despite all these, the prices are still not considered high.
    Generally, investors who purchase a property from Döveç Construction at the project stage make a gain of at least 20%; Considering the future status of the region, we expect this rate to be 25% for this project. The price of the project has already increased by 10% since the launch. We know that La Isla Villas will be a profitable project for its investors.


     

    • We see that your recent projects have been presented very comprehensively. What would you like to say about marketing?
    In the last few years, under the pandemic conditions, remote solutions have become very important. Therefore recently, as we have focused on remote sales, we have been particularly attentive to the information we provide to customers to ensure that they are much more detailed. In this context, we have been doing comprehensive marketing with 360 tours which make you feel the project location, animations supported by live videos, detailed project images, unique discourses, catalogs and brochures that fully reflect the concept. We can say more than 80% of  La Isla Villas have already been sold.
