They had just opened the Kyrenia office when the pandemic struck, nevertheless, it didn’t slow them down and instead they actually added members to the team. They expanded the Nicosia office in order to meet the demand and Kıbrıs Ada Emlak has continued to develop and grow. Company director, Merih İzmirlioğlu, doesn’t refrain from taking bold steps in the North Cyprus property market. Kıbrıs Ada Emlak is a family company with the Kyrenia office being managed by Pembe İzmirlioğlu, and their daughter Aysel Kansu is the director of the Nicosia branch. Let’s meet the father-daughter duo.
MERİH İZMİRLİOĞLU:
“I completed my first sale 8 years ago. It can be classed as an ‘amateur’ sale, but it lead me to decide to work in this sector. I first began working as a consultant in South Cyprus. Back then I was only an assistant and learning the job. I opened my own office in 2012 and a year later I returned to North Cyprus, became a member of the Cyprus Turkish Realtors Association and opened my first office in Nicosia. This was then followed by our Kyrenia branch 5 years later, which is now located in the city centre within the Magic Plus development. It was my personal decision to try standing on our own two feet without the support of global brands. Our new consultants are provided with training and our more experienced consultants provide the required expertise.
We have managed to overcome three major crises since we opened the Kyrenia office, but we have still continued to expand one step at a time by taking risks. Our main aim currently is to be prepared for when the property market recovers and provide the necessary support to the buyers and sellers as required.
Something I learnt when I first started this job is that being a real estate agent does not involve marketing; we are consultants. Our job is to understand what people need and to provide the services accordingly. People need to understand what they are buying when buying land or property. Selling a 3-bedroom £60,000 house to someone who really wanted only a 2-bedroom £40,000 house does not make you a successful consultant. Pushing people into buying something they don’t want is unacceptable. We make sure our consultants act reasonably and our company policy is based on ethical rules similar to this one.
Kıbrıs Ada Emlak offers property valuation services free of charge. When clients come to us and ask for help in the sale of the property, we first view the house, take measurements and determine the environmental factors before offering them a valuation. If this is lower than the client expected then we explain the reasons; the current value of the house is £52,000 and can be sold in a month, or at £55,000 it will be sold in 6 months and finally at the price they may want, which is £58-60,000, it will take at least one year to sell. Detailed information helps the clients decide and agree on a mutual plan. We are still offering services in Nicosia although it has been 5 years since we opened the Kyrenia office. Our contacts in Nicosia were mainly created through client referrals. Clients whom we have worked with before, will certainly call us again with a new property to buy or sell on behalf of a friend or relative, because we support our clients until the sales are finalised and make sure that procedures are carried out correctly.”
AYSEL KANSU:
“I decided to enter this profession a year ago and become a professional consultant after having watched my father work in this sector for many years. After close observation I realised that this was the job for me and I believed I could be successful and I entered the sector with my parents’ full support. I received the necessary training and have taken on the responsibility of buying, selling and valuing properties.
Many people ask me how it feels to work with my father and how our relationship reflects on my professional career. If truth be told, working with my father is much easier than living with my father; I never really thought that we would be so compatible. This is because we maintain a professional relationship while working together. The education I received and my previous work experiences in corporate firms has taught me to do everything by the book and I believe this is why our working relationship is progressing so successfully.”
