“WE ARE CREATING A ‘LIFE’ SURROUNDED BY THE BEAUTY OF NATURE” -Tanyel Bayraktaroğlu
Tanyel Construction is one of the most respected contracting companies in Famagusta, forming strong bonds with its clients and appreciating their trust and believing the company plays an important role in the island’s construction sector. We have been wondering about the company’s ideals, but haven’t had the opportunity for an interview to date. Today, we had the chance to talk to Tanyel Bayraktaroğlu about their projects and the property sector in general.
- First of all, we would like to thank you for your time. How long have you been working in this sector? How did you start working in the construction sector and what has this profession taught you over the years?
I graduated from EMU as a civil engineer in 1990. I entered the sector in 1992, working on land subdivision and infrastructure projects. İ then established the family company in 1995 and in 1997 we completed Karpaz Holiday Homes, which consists of 285 residences in Yeni Erenköy, in the Karpaz area. In 2013 we began Günışığı Residence in Tuzla, Famagusta and currently the construction of Yasemin Residence is continuing, again in Famagusta. I have been in this sector for 28 years; this profession demands patience and sacrifices, but it’s a job I love. Just like any other occupation, working in the construction sector is not easy, to do it well you really have to love it.
- Do you think buyers are happy with the properties they buy and do you provide after sales services?
After much feedback from our customers we have found that everyone is very happy with the houses they have bought from our projects, mainly because our after sales team deal with any issues promptly and we stand by all the promises made during the sales process.
- We know you have projects in the Famagusta area. Can you give us some information about them?
In the Famagusta area we started our Günışığı Site, consisting of 34 houses, in 2013 and completed the project in 2018, delivering all units on time. This project has inspired our new project,
Jasemin Site, which is located on the old Nicosia to Famagusta road. There are 64 units here, complete with all the social facilities required for the area; hopefully these facilities will be able to keep children away from the virtual world! There are sports activities for all ages, volleyball, football and basketball courts, together with cycle tracks. We have given great importance to forestation and the landscape design in Famagusta, just like we have given importance to the natural habitat in The Karpaz. All homeowners at Jasemin Site are local residents and the construction of the project is still continuing.
- Before these projects, you completed holiday houses in the Karpaz area; can you tell us about the stone houses incorporated by Tanyel Rentals and the properties on sale?
In the Karpaz area, at Yeni Erenköy, we are renting luxury stone houses in the style of old Cypriot houses and one-bedroom bungalows. You can explore the beauty of the local nature from our villas, with fireplaces during winter as well as summer. Construction in the Karpaz area has been forbidden for 16 years due to Government restrictions, we do have land there but unfortunately we aren’t able to start new projects at present. Of course we do not want to spoil the natural beauty of the Karpaz, our aim is to create a life within the beauty of the natural countryside. As a person who loves nature I believe construction, limited to one level, or perhaps a maximum of two storey houses, made from stone, wood and materials consistent with the local area, could be built in a traditional style and should be permitted as long as any construction is still tightly regulated. Also, it could be compulsory to include olive or carob trees in the landscape design of each house. In fact, adding the trees to the title deeds of the house would legally protect them; this would be wonderful. Because the trees planted are added to the title deed, the property owners would also not be allowed to harm them, therefore protecting and enhancing the natural beauty of the area.
- The sales of companies working with foreign investors have slowed down in general. What’s your situation and how has the pandemic affected you?
The pandemic has affected the whole sector of course, we are no exception, but by slowing down on our construction we have managed to restructure our business. Although our sales are lower, we have not been affected as much because we work mostly with local residents. However, with the rise in exchange rates and the TL loosing value, this has affected our local clients just as much as the pandemic has.
- You have moved to a new office, located on Famagusta’s busiest road, İnönü Street. It is quite modern and elegant. What can you tell us?
It was a step taken towards becoming a corporate company. We ourselves built the new central office in the Famagusta city centre on İnönü Street. In the past, we focused mainly on the Karpaz area but now we are moving into the Famagusta area, so a new office was vital.
- Does the new office also mean there will be new projects in the near future?
The pandemic, change in exchange rates and the official opening of Kapalı Maraş will have positive and negative implications for our sector. As a company we are well prepared to adapt to all scenarios and will plan accordingly.
