We have put together a list of newly developed projects in the Yenikent and Ortaköy districts, located in Nicosia...
The area of Yenikent has come about as Gönyeli has grown towards Nicosia. This newly developed area is home to many new projects and along with its neighbor, Ortaköy, are two areas being looked at for new developments.
By checking Propertync 360 we designated an area to be looked at in detail and compiled a list of newly completed constructions, together with those with ongoing residential investment. We looked closely at Intense Nicosia, on the Metehan Boulevard, and projects Bella Vita and Elite Homes II which are positioned behind it. Located in Yenikent, you will find the smaller, yet very elegant, Aurora Villas. We have also been told of a future project whose sales have not yet begun by the contractors.
This complex project consists of both residential and commercial units. It is one of the projects in Nicosia with the highest number of residences. Intense Nicosia was built on 35.000 m2 of land in a central location. There are 306 flats with the choice of 1+1, 2+1, and 3+1. The project consists of 24 blocks and 21 shops, each designed with different concepts.
The 1+1 flats are between 72 and 75 m², the 2+1 flats are from 102-167 m² and the 3+1 flats are between 130-205 m². The project also has green areas, walking paths, private security, management and activity building, and a gym.
NUANCE YENİKENT, OMAĞ DEVELOPMENT | Yenikent
This is a 210 m2 luxury villa project built on land totaling 15.000 m2. It is located just two minutes from the main roads, providing easy transport between Güzelyurt-Nicosia-Kyrenia by avoiding traffic. These two-story villas at Nuance Yenikent are designed with 3 bedrooms.
Nuance Yenikent has VRF/VRV central heating and cooling systems, structural strengthening, vitrified water system, video intercom, and many other technical fittings.
Osmanoğlu Construction was established in 2008 and has since completed many projects in Ortaköy, Nicosia. Construction of the second stage of Elite Homes, consisting of 7 blocks totaling 28 flats and 8 villas, has now begun.
In the ongoing construction of Elite Homes II, there are 4 flats in each block. The 3+1 ground floor flats are 155 m² and the top floor 2+1 flats are 125 m² with 30 m² terraces. By contrast, the 3+1 Villas are designed as 180-195 m² properties, benefiting from private garages.
AURORA VILLAS, SELBA HOMES | Yenikent
Aurora Villas is one of the most architecturally attractive, villa projects in the area. There are 2 villas, each being 210 m² with 4 bedrooms. These elegant villas have en-suite master bedrooms with walk-in wardrobes, a separate laundry room, a modern fireplace and all materials used in the construction will be of very high specifications.
Selba Homes has completed many projects in different areas around Nicosia and to enhance their credentials, their office building was awarded Best Functional Office at the 2019 Propertync Awards.
Turan Construction, continues to create futuristic, contemporary, architectural structures, very different from those present today. The ongoing construction of Nil Villas at Yenikent, consisting of 6 luxury residences, will be completed in March 2022.
