Interview with Tanol Tanlı - Director of Emtan Construction
Reflection Projesi mini-resort tarzında tasarlandı.
We visited the head office of Emtan Construction, one of the experienced and leading names in the Northern Cyprus construction sector, to learn the details about the Emtan Reflection project, whose pre-sale process has been completed. We had a wonderful interview with one of the company directors, Tanol Tanlı.
- Let’s start with our first question. Emtan Construction, which has signed many successful projects, continues to be one of the leading construction companies in Northern Cyprus. What do you attribute this success to? What are the factors behind this success?
“Our company was founded by Tandoğan Tanlı in 1988. Later, our second-generation manager and Chairman of the Board of Directors Emin Tanlı took our company to a whole new level. As the third generation, my brother Ragıp Tanlı and I have been working for the last 7 years. Based on our success is our principle of being “the most reliable, best quality, and ethical construction company of the TRNC”. For 34 years, we have been working by adopting this principle in every step we take and every project we start. For three generations, we did not operate in any field other than construction. The most important factor behind our success is the trust relationship we have established with our customers over the years.
- Could you elaborate a little on the issue of trust?
Of course. First of all, one of the most important issues for us is the quality of our projects. In order to ensure this quality, we make our projects by combining the highest level of materials with the highest level of craftsmanship. We also make sure that the luxury and comfort we offer to our customers is of the highest quality.
Being able to deliver projects within deadlines is vital in the construction industry. As Emtan Construction, we have delivered each of our projects on time and will continue to do so. In addition, the after-sales process is one of the factors creating trust. In the after-sales process, we are in constant contact with our customers and make sure that all their needs are met. As a result, a relationship of trust is established. You need to work with a young, dynamic and professional team in order to be able to do the work that enables you to establish this relationship of trust. Our professional team, which has been with us for a long time, is growing every day. This is a matter directly related to our success.
- We would like to hear about your Reflection project, which was received with great interest. What factors played a role in the positioning process of the project?
“Of course. As you know, we mainly work in areas such as Girne center and Çatalköy. However, we have done different projects in the west of Kyrenia for the last 3 years. We continued our work in these areas. We have positioned our Reflection project in Tatlısu, further east of Kyrenia. There are many reasons why we prefer this district. Primarily, being close to the sea, intertwined with nature, and away from the crowds of the city was one of the reasons we made this choice. Another factor in making this choice was that we thought the Tatlısu district had not reached its potential yet, while the development of districts such as Esentepe and Bahçeli was continuing .”
- We know that you have had a very successful pre-sale period. Can you tell us a little about the details of your project?
“Since the area has not been developed yet, the Reflection project was designed in the style of a mini-resort like similar projects in the location. As the region is not developed enough, investors want to reach most of the things they need within the site here. They especially want to be close to places where they can get basic needs and spend quality time. We considered all these needs while designing Reflection. I would also like to state that we think this will be a very special region in terms of both its natural beauties and the potential it promises.”
Reflection is a luxury and boutique project in the style of a mini resort with a total of 84 residences consisting of 1+1, 2+1, and 3+1 luxury apartments and villas. Besides the great potential of the area, another factor that makes Reflection attractive is that 80% of the houses in the project have panoramic sea views due to the structure of the land. In addition, I think that our six-year interest-free payment plan, consisting of 2 three-year parts, that we offer to our investors, also contributed to the great interest shown.
“Customer satisfaction is very important to us.”
In addition, in our project, valuable social facilities have been included, considering the needs of the investors. Customer satisfaction is very important to us, so we want to make sure that all their needs are met. There are many social places in the project such as a children’s playground, indoor playground, market, restaurant, fitness & gym, sauna, indoor and outdoor swimming pools. There will also be a large 600m², 45-meter-long outdoor swimming pool, approximately the length of an Olympic outdoor pool. While some of these social places and facilities will be offered for the private use of the residents, some of them will be open to the public.
“We believe in Tatlısu and aim to continue our investments.”
The Reflection project has already provided investors with an ROI of around 35%. We anticipate that this will continue in the future. We consider to start the construction of the project in the first quarter of 2023, possibly in January-February, and we aim to deliver within 3 years. Finally, we believe in this district and aim to continue our investments.”
