Have you ever looked through the list of the highest buildings on the island? The list which was used until last year has been updated frequently and it seems that its ‘leadership’ will change hands continuously into the future.
In Cyprus, the increasing housing needs are shaping buildings upwards and as a result of local factors in certain areas. Marketing techniques, urban aesthetics and, of course, construction methods are seen as effective drivers in high-rise planning.

‘The One’ project, currently at the top of the list, is located in Limassol, next to the two blocks of ‘Olympic Residences’, a previous leader of the list. In fourth place is Famagusta’s new icon, ‘Northernland Premier’. This list, compiled from information gained via the internet, will be frequently updated over the coming years as buildings continue to grow in height.
When we look at new projects announced, the Aura project which is planned for 43 floors, will rise again in Limassol and seems will certainly take its place at the top of the list; but for how long? Other projects which will be included in this list over the coming years will be Northernland’s seven-star living project Grand Sapphire Resort & Residences - 4 of them with high total 10 blocks and also announced by the Uzun Group last year is the ‘Sky Deluxia Life’ project, consisting of 5 blocks, with the tallest block at some 20 stories, located in İskele Long Beach. High-rise buildings can generate an optimal solution to a city’s housing needs. When planned with a balanced architecture and infrastructure, high-rise buildings can help to add value to the city and open up the horizons of the city’s population.
Minimal land use and maximum heights allows for many housing needs to be solved in an otherwise restricted area. Considering the associated green areas and extra activity centres, high architecture can also be seen as the saviour for city planning into the future.
The floor limitations now applied in Famagusta and İskele, after the boom in Kyrenia, will no doubt moderate growth in Northern Cyprus (excluding the projects with existing permits) and is an indication that over the coming years, housing needs will spread and more green land will be zoned for housing due to the needs of ever expanding cities. These prohibitions, made with the noble instinct of protecting coastlines and natural habitats, will possibly create irreversible problems for the city into the future.
Many people on the South side of Cyprus, too, are afraid that the high-rise future of Cyprus will spoil the landscape and they worry about the negative environmental consequences of these burgeoning high-rise buildings. Some organisations believe that the deep foundations of these high-rise structures will negatively affect aquifers (and therefore groundwater), but technically there is no such indicator.
